DeWarren House, 10, London Road, Northfleet, Kent DA11 9JE

A three story development of 16 new build one and two bedroom flats, finished to a high specification and available at the beginning of April 2012. The properties are finished to a very high standard, including a fully fitted kitchen with oven, hob and extractor, washing machine/tumble dryer and fridge freezer. Many have fitted wardrobes in the bedrooms and all flats are carpeted and floored throughout. Bathrooms are fitted with a shower as well as a bath. Two wheelchair user flats have fully adapted kitchens and flush floor showers. There is a lift to all floors making the property accessible on all levels.

Applications and allocation of these properties:
Applications for DeWarren House must be made through Kent Homechoice, the choice based letting system used by all local authorities and housing associations in Kent. You must first be registered for housing with your local authority before you can bid for one of these properties. The following link will take you to Kent Homechoice

Allocations to these properties will be made through nominations from Gravesham Borough Council and are subject to a local lettings agreement.
Specific details for nominations are:-
  • a minimum of 50% of the homes will be let to working households;
  • a maximum of 2 people to reside in a 1-bed flat;
  • a maximum of 3 people (a maximum of 1 child) in a 2 bedroom flat;
  • we aim to achieve an even spread of ages for children living in the flats wherever possible;
  • 2 ground floor flats have been designed for wheelchair users; and
  • appropriate priority will be given to GBC transfer applicants.
In order for a transfer applicant to be considered, GBC tenants must have a clear rent account and have kept their home in good condition and have no ASB issues.
Rents:
Rents are set at affordable rent levels which are based on 80% of the market rent for a similar property, at DeWarren these are:-
  • 1 bedroom properties for £106.00 per week or £460.00 per calendar month.
  • 2 bedroom properties for £138.00 per week or £600.00 per calendar month.
All prospective tenants must be able to provide GCHA with a deposit equivalent to one month’s rent in addition to rent in advance. The deposit is to cover potential damage to the fixtures and fittings and is returnable at the end of the tenancy subject to the condition of the property.
Tenure:
All applicants will be offered a periodic assured shorthold tenancy for the first 12mths of their occupation. Providing there has been no breach of the tenancy conditions in the first 12 months, thereafter they will be offered a fixed term tenancy of 5 years.
