We want to help everyone stay in their homes for as long as possible, but we have to balance this against the cost of making adaptations.

The following process is how we assess requests for aids and adaptations which are supported by details from an occupational therapist (OT):

Minor aids (those which can be easily removed from the premises after the tenant has left)

• Internal: We will assess these in date order
• External: We will assess these in date order. Sometimes external requests negatively affect other properties. If this happens, we will deny the request and we will write to you explaining why.

Major adaptations (those which require major works and are permanent fixtures within the dwelling)

These will only be considered in ground floor properties where people with mobility problems can maintain easy access. We won’t consider major adaptations above the ground floor; instead we advise you to use Kent Homechoice to move to more suitable ground floor accommodation.

You can apply to move using our internal transfer process. We try to give priority for empty properties to our residents, but this is not always possible. This is because we have to meet the requirements of local authorities and first offer available properties to people who do not already have a home.

We rarely have many properties available as people don’t move out often. Please contact us if you’d like to complete an internal transfer form.

To end your tenancy you need to give us advance written notice within a specific time period, depending on the type of tenancy you hold. It’s usually 28 days or one months’ calendar notice, but please check your tenancy agreement or contact us to confirm if you’re unsure.

Service charges are fixed annually and are based on the actual cost of providing services to your home. Service charges for social rent homes are in addition to the rent. There are no separate service charges for affordable or market rent homes. You can ask for a breakdown of service charges at any time.

We carry out repairs that we are responsible for (see here for more information). In addition, every year we carry out major work to properties which are due to have replacement windows, kitchens or bathrooms.

You must get our written permission to keep a pet of any kind. We will generally grant permission to responsible pet owners.

You can make minor alterations and additions to your home but you must get our written permission first. You can not make any changes to a new build property within the first 12 months.

Before giving permission, we will have to make sure that the work will be carried out to a high standard and that the changes you make won’t have an unfavourable effect on the property.
