Estate Services Officer

Overview
Location: 14 London Road, Northfleet, Kent, DA11 9JQ
Contract length: Permanent (office /site based)
Hours: 35 hours per week (Monday to Friday)
Salary: £29,381.69

We are looking for an enthusiastic person to join our Housing and Maintenance Operational team on a permanent basis to undertake general building maintenance, caretaking and deliver a handy person service.

About the role
To provide an excellent building maintenance, caretaking and handy person service ensuring the Association’s buildings are safe, clean, and tidy at all times. To also ensure buildings and practices meet Health and Safety standards and legislation requirements.

Key Duties

Building Maintenance

  • Carry out regular checks of communal areas, and ensure they are kept safe, free from damp and without obstructions, ensuring that estates inspection forms are fully completed and submitted.
  • Undertake minor communal repairs as directed; report other repairs to GCHA staff.
  • Assist with monitoring the quality of contracted services as directed (e.g. reactive maintenance, planned maintenance, cyclical maintenance, gardening, and cleaning).
  • Carry out supplementary cleaning duties e.g. clearing spillages where not covered under contract arrangements.
  • Ensure communal lighting is operational and, where appropriate, change light bulbs and diffusers; adjust timers for seasonal variation.
  • Ensure sites are free from bulky refuse.
  • Ensure grounds and parking areas are maintained appropriately, including sweeping leaves and other debris regularly.
  • Carry out minor gardening works at GCHA sites.
  • Complete decorating to common parts of estates as required.

Health and Safety

  • Complete the fire alarm testing on all estates with alarms weekly and update the logbooks and IT system as required.
  • Complete the emergency light testing on all estates and update the logbooks and IT system as required.
  • Complete the inspection of fire doors as required, updating the IT system as necessary and liaising with the Customer Services Officers as necessary so that any remedial works can be arranged.
  • Complete gritting of sites as required.

Handy Person Service

  • Occasionally provide handy person service to tenants to maintain safety and security within their homes where trained and/or qualified to do so.
  • Complete ‘Home MOT’s’ residents’ home, checking for any H&S issues and dealing with any minor repairs as required, and completing the necessary forms and updating the IT system.

About you
We are looking for an organised, self-motivated person who can demonstrate knowledge of practical skills for carrying out minor repairs and has a good awareness of Health and Safety and Security issues. You need to have an eye for detail, a quick learning solution focused and empowered to use their initiative and feel comfortable making decisions.

You will need to be confident using Microsoft packages and ideally some experience of using CRM systems and writing letters.

A full UK drivers’ licence is essential and experience of working within a social housing environment would be an advantage.

week.
