What is Awaab’s Law?

Awaab’s law legislation will go live in October 2025.  Awaab’s Law has come into place because of two-year-old Awaab Ishak who died in December 2020 due to the damp and mould in his social home. 

From October 2025, social landlords including GCHA, will be expected to investigate and fix dangerous damp and mould within set time periods as well as repair all emergency hazards within 24 hours. 

Landlords who fail to comply face being taken to court, with social tenants being able to use the full powers of the law to hold their landlord to account. 

Awaab’s Law will be introduced through a phased approach to ensure it is applied as effectively as possible.  

We at GCHA are working diligently to prepare for the go live date and engaging with our residents and contractors to be ready for the go live date in October 2025.
