Fire Safety Notice for Residents
As we enter the warmer months, we want to remind all residents of important fire safety guidelines to help protect you, your family, and your neighbours
BBQ Fire Safety Warning
Barbecues (BBQs) must never be used indoors or on balconies.
Doing so is a serious fire safety risk and a breach of your tenancy agreement.
If you’re planning a BBQ, please use it responsibly and only in appropriate outdoor areas, away from buildings and communal spaces.
Fire Risk Assessments and Remedial Actions
We carry out annual Fire Risk Assessments to ensure all internal and external communal areas are safe. The most recent assessments were completed earlier this year.
Key Findings:
- Combustible items left in communal areas
- Bulk personal items being dumped (fly tipping) both inside communal spaces and outside buildings or bin areas
What This Means for You:
- Do not leave personal or combustible items in communal areas.
- Our Housing and Estates teams are regularly inspecting sites and removing items that pose immediate fire risks.
- We are working with local authorities to take action against residents who dump large items (such as beds, mattresses, or white goods). Where offenders are identified, financial penalties may be issued.
- In areas where this is a recurring issue, mobile surveillance cameras will be used to monitor activity.
Tort Notices:
Any personal items found in communal areas may be subject to a Tort Notice. If the items are not removed within the timeframe specified in the notice:
- The items will be removed and disposed of.
- Storage or disposal costs may be recharged to the resident responsible.
Communal Fire Doors
Communal fire doors are installed throughout our buildings to help contain the spread of fire and smoke. It is essential that these doors remain closed at all times.
Recent inspections have found that some fire doors are being propped open. This is strictly prohibited.
These doors play a vital role in:
- Preventing the spread of fire
- Protecting escape routes
- Allowing more time for emergency services to respond
Please ensure all communal fire doors close fully behind you and are never obstructed or held open.
