Housing & Estates Manager – Permanent, GCHA, Northfleet

GCHA is a small, ambitious Housing Association delivering highquality homes and services
across Gravesham, Dartford, and Maidstone. With just over 600 properties and a closeknit
team of 15, we work as One Team, supportive, committed and always striving for better.
We are looking for a handson, peoplecentred Housing & Estates Manager to lead our
front-line services and play a key role in shaping how we deliver for our residents.

Why This Role Matters
This is a role where you will genuinely influence how services are delivered. You will lead a
motivated team, strengthen resident engagement, drive performance, and ensure our homes
and estates meet the highest standards. You won’t be “just a manager” — you’ll be a visible
leader trusted by residents, colleagues, and partners.

What You Will Lead
 Housing & Estate Service Officers, supporting performance in arrears, voids,
complaints, and customer engagement
 Estate services including fire safety, cleaning, grounds maintenance, minor repairs,
and contract management
 Improvements in resident satisfaction, supporting the Resident Scrutiny Panel and
wider engagement
 Compliance with health & safety, property standards, and Customer Charter
commitments
 Performance monitoring, KPIs and reporting to senior leadership
 Recruitment, training, and development to build a highperforming, accountable and
positive team culture
 Leading, and managing contracts under your remit with a key aim to deliver high
performance outcomes, value for money, quality, and increased customer
satisfaction.

What We’re Looking For
A proactive leader who brings energy, compassion, and accountability. Someone who can
motivate teams, challenge respectfully, work collaboratively and drive meaningful change.
You will bring:
 Proven experience in housing and/or estate services management
 Strong leadership skills and the confidence to manage direct reports
 Excellent communication skills and the ability to build strong relationships
 A customerfirst mindset with a passion for resident engagement
 Flexibility, resilience, and a willingness to support across the wider business
