What is Awaab’s Law?
Awaab’s Law legislation has been live since October 2025. This important change in housing law was introduced in memory of two-year-old Awaab Ishak, who tragically died in December 2020 due to the effects of damp and mould in his social home. The law aims to ensure that no one has to live in unsafe, unhealthy housing conditions again.
Under Awaab’s Law, social landlords, including GCHA, are now legally required to investigate and fix dangerous damp and mould within strict time limits, and to repair any emergency hazards within 24 hours. This legislation places greater accountability on landlords to act quickly and effectively when health and safety risks are reported.
Landlords who fail to comply can be taken to court, with social tenants now empowered to use the full protection of the law to hold their landlord to account. The new requirements will be introduced through a phased approach to ensure they are implemented fairly and effectively across the housing sector.
